Can you Airbnb a home or condo in the Redington towns? It depends on which town, and then on which zone. North Redington Beach sets a 90-day minimum in every residential district. Redington Shores bans stays under one month in its multifamily and duplex districts and under 181 days in its single-family districts. Redington Beach requires a town registration for short-term rentals in zoning districts 2 and 3, which the town calls its single-family district, and the town says it will end those registrations if it wins back the power to enforce its 2008 ban.
Three small towns share one stretch of Gulf Boulevard, and each writes its own code. Check the town line and the zone before you write an offer.

How do the three Redington towns compare?
Each town has a different answer, and in Redington Shores the answer changes by zone.
| Town | Short-stay rule from the town | What it means for a buyer |
|---|---|---|
| Redington Beach | Annual town registration for vacation rentals in zoning districts 2 and 3 (Chapter 12, Article VIII) | Short stays run under a permit system that the town says it will end if it can enforce its 2008 ban |
| North Redington Beach | 90-day minimum rental in all residential zoning districts | Plan for leases of 90 days or longer |
| Redington Shores | Under 181 days banned in RS-7 and RS-10; under one month banned in RD-15 and RM-15 (Secs. 90-92 and 90-111) | Nightly use only in the districts the code and map allow, such as CTF |
Rules change, so confirm the current version with the town before you rely on it.
Can you run a short-term rental in Redington Beach?
Yes, with a town registration, but the legal ground under it is not settled. The town has tried to ban short stays in its single-family districts since 2008.
The history is set out in the town's own Ordinance 2022-15:
- On February 6, 2008, the commission adopted Ordinance 08-01. It made a short-term rental, defined as a rental of less than six months, a prohibited use.
- The town did not hold a referendum on it. The town charter requires a two-thirds vote of residents to change zoning.
- A Pinellas circuit court later ruled that without that vote, the ordinance could not be enforced.
- On March 15, 2022, 86% of voters ratified the 2008 ordinance.
- On November 16, 2022, the appeals court affirmed the circuit court and refused to recognize the referendum result.
- The town filed a new declaratory judgment case. It asks a court to hold that the vote cured the problem.
While that case was pending, the town adopted rules to regulate the rentals it could not stop. I did not find a ruling on the new case in the town's posted documents. Ask the town attorney's office for the current status.
The registration rules carry a warning for buyers. Section 12-167 says a registration creates no vested rights. It also says that if the town regains the power to enforce Ordinance 08-01, "the town will terminate all vacation rental registrations" (Ordinance 2025-02, as posted by the town). If you buy a Redington Beach house for nightly income, you take that risk with it.
What does a Redington Beach registration require?
Under Section 12-151, the rental article applies in zoning districts 2 and 3. The town's short-term rental page says these rules apply only to the single-family home district shown in yellow on its zoning map. Every short-term rental there must be registered before it is held out for rent.
The posted copy of Ordinance 2025-02, adopted October 1, 2025, sets out the registration terms:
- A yearly registration. Each one lasts one year from approval. Each rental needs its own, and an inspection by the town building official comes with each new or renewal application.
- Licenses and tax accounts. The application asks for the DBPR license number, the state sales tax and county tourist tax registrations (unless a platform remits the taxes) and a town business tax receipt.
- A responsible person. Someone must answer the phone 24 hours a day, seven days a week.
- Plans. The file includes an exterior site plan, an interior floor plan and a parking plan.
- Occupancy. Two occupants per bedroom, capped at eight people.
- Parking. No more than three passenger vehicles, all on a paved or brick surface on the lot. No street parking, and no boats, RVs or trailers.
- House rules. Quiet hours run from 9 p.m. to 7 a.m., and pools and spas close during them. The rental cannot host events. Guests may not bring dogs or cats.
- Safety. The house needs a working landline phone that can call 911, smoke and carbon monoxide alarms and a fire extinguisher on each floor. Battery emergency lights go at each exit.
- Accessibility. Section 12-176 calls vacation rentals places of public accommodation and requires them to meet the Americans with Disabilities Act and the Florida Accessibility Code. The application includes a signed statement on it.
- Sale of the house. A new owner must file a new registration within 30 days of taking title. If not, the old registration expires on day 31.
Section 12-186 exempts owner-occupied and homestead property that files an exemption affidavit.
The town posts its registry. On November 8, 2026, the page listed 18 registered rentals and 26 addresses with pending applications. Enforcement is active. The town's July 17, 2026 special magistrate agenda listed six cases, and every one cited the registration section.
The rules keep moving. The September 9, 2026 commission agenda listed Ordinance 2026-05, which amends the rental article, for second and final reading. I could not read the final text in the town's posted files. Ask the town clerk for the current article before you budget for compliance.
What is the minimum rental in North Redington Beach?
North Redington Beach has the simplest rule of the three. The town's rental restrictions page says all residential zoning districts have a 90-day minimum rental restriction. Its Be A Good Neighbor page puts it as "Homes must be rented for more than 90 days."
That rules out nightly and weekly stays in residential districts. Plan the numbers for a lease of 90 days or longer.
The town page covers residential districts only. I did not verify the rules for its other districts, so get the town's written answer for any parcel outside a residential district.
Which Redington Shores zones allow nightly rentals?
Redington Shores sorts rentals by zoning district. Its rental regulations page quotes the code.
Section 90-92 defines a "transient rental" two ways. In the RM-15 and RD-15 districts it is a rental for less than one month. In the RS-7 and RS-10 districts it is a rental for less than 181 consecutive days. Sections 90-97 through 90-100 then say transient rentals are "specifically prohibited" in all four districts.
Section 90-111 adds the penalty. A transient rental in those districts counts as running a commercial tourist facility, and advertising one online counts as running it. The fine is $500, and "each day of violation shall constitute a separate violation."
The town's official zoning map, dated April 9, 2019, prints a minimum rental next to each district:
| District | Minimum rental on the zoning map | Code section |
|---|---|---|
| RS-7, low density residential | 181 days | Secs. 90-92, 90-97 |
| RS-10, medium/low density residential | 181 days | Secs. 90-92, 90-98 |
| RD-15, duplex residential | 30 days | Secs. 90-92, 90-99 |
| RM-15, multifamily residential | 30 days | Secs. 90-92, 90-100 |
| PUD | 30 days | Not verified |
| R/O/R-15, residential/office/retail | "1-7 Days Minimum Rental" | Sec. 90-101 allows transient accommodation uses up to 25 units per acre |
| CTF, commercial tourist facilities | "1-7 Days Minimum Rental" | Sec. 90-103 permits hotels, motels, lodging and guest houses and condo-hotels |
The code says one month for RD-15 and RM-15, and the map says 30 days. If they ever differ for your dates, the code and the town's written answer win.
On the map, most Gulf side parcels are RM-15 or PUD, and the single-family streets on the bay side are RS-7 or RS-10. The CTF parcels sit along Gulf Boulevard. A Gulf view does not mean nightly rentals are allowed.
For vacation rentals, the town's Vacation Rental Standards apply. They require a Certificate of Use posted inside the unit. Overnight occupancy is two people per bedroom plus two more, up to 12, not counting children under six. Guests may park no more than two vehicles unless the lot has more legal spaces. Outdoor amplified sound is not allowed, and the responsible party keeps a register of guests and dates.
Why can these towns set minimum stays?
Florida law limits this. Section 509.032(7)(b) says a local rule "may not prohibit vacation rentals or regulate the duration or frequency of rental of vacation rentals." The same paragraph carves out local rules adopted on or before June 1, 2011 (Fla. Stat. 509.032).
Redington Beach's 2008 ordinance predates that cutoff, but the courts held it unenforceable for a different reason: the missing referendum. I could not confirm from official sources when North Redington Beach and Redington Shores adopted their current rental limits. Whether a given rule is protected is a question for an attorney. For a buyer, the safe plan is to assume each town will enforce what its code says.
What can a condo association restrict?
The state limit on local rules does not reach your association. A condo declaration can set minimum stays, cap leases or ban short stays even where the town allows them.
Section 718.110(13) matters at closing. An amendment that limits rentals binds the owners who consent to it and anyone who takes title after it takes effect (Fla. Stat. 718.110). A seller's no vote on a rental cap protects only the seller. You take title after the amendment, so it binds you.
Get the recorded declaration, every amendment and the current rules, and have a Florida real estate attorney read the rental sections.
Which state and county rules also apply?
The town rules sit on top of a state license and three taxes.
Florida DBPR issues vacation rental licenses. Its guide says you need one when you rent an entire unit more than three times in a calendar year for less than 30 days or one calendar month, whichever is less, or when you advertise it as regularly rented (DBPR vacation rental guide, Fla. Stat. 509.242). A new single-unit license costs a $50 application fee, a $10 education fee and a $170 license fee, or $90 for a half year. Pinellas is in District 3, which renews February 1 and moves to the half-year fee on August 1.
| Rule | Set by | Rate or trigger |
|---|---|---|
| Vacation rental license | Florida DBPR | More than three short rentals a year, or advertised as regularly rented |
| Sales tax | Florida | 6% unless a bona fide written lease runs longer than six months |
| Discretionary surtax | Pinellas County | 1% through December 31, 2029 |
| Tourist development tax | Pinellas County | 6% on stays of six months or less |
The sources: the 6% rate and the lease exemption are in Fla. Stat. 212.03. The surtax and its end date are on the Department of Revenue's 2026 DR-15DSS. The county's tourist development tax page describes the 6% bed tax.
The Pinellas County Tax Collector lists platforms that collect the tourist tax for you, including Airbnb for bookings since December 1, 2015 and HomeAway and VRBO since October 1, 2018. The owner pays if the platform does not (Tax Collector tourist tax page). Our Pinellas County Airbnb taxes guide walks through the accounts.
Pinellas County's own short-term rental certificate of use program covers unincorporated Pinellas County. The three Redington towns are incorporated and run their own rules.
How much tourist tax do the Redington towns collect?
The Tax Collector reports the three towns as one line. From February through July 2026 they collected $105,160.37 to $176,747.81 a month, with March the peak.
| 2026 | North Redington Beach, Redington Beach and Redington Shores |
|---|---|
| February | $108,256.64 |
| March | $176,747.81 |
| April | $130,047.70 |
| May | $105,277.36 |
| June | $105,160.37 |
| July | $105,758.16 |
These are the Tax Collector's city collection figures. They include hotels and resorts as well as private rentals, so read them as a seasonal guide, not as what one unit earns. For county totals and license counts, see Pinellas STR revenue and inventory data.
What should a buyer check before buying in the Redingtons?
Start with the town line, then the zone, then the paperwork.
- Confirm the town. All three town halls use the 33708 ZIP code, so a mailing address will not tell you the town. The Pinellas County Property Appraiser record shows the jurisdiction.
- Confirm the district. Use the town's zoning map, then email the town with the address and ask what minimum rental applies. Keep the reply.
- In Redington Beach, check the registration. Ask whether the house is on the town registry, get the inspection record and calendar the 30-day re-registration after closing. Price in the chance that registrations end if the town wins its case.
- In North Redington Beach, plan for 90 days. Model seasonal leases, not nightly stays.
- In Redington Shores, match the plan to the zone. Nightly plans belong only where the code and map allow them. Ask whether the unit has a Certificate of Use.
- Read the condo documents. The association can be stricter than the town.
- Ask for the seller's accounts. Get the DBPR license, tourist tax account and booking history. Which of those carry over is covered in buying an operating Airbnb in Pinellas.
- Price flood risk. Get the elevation certificate and a written insurance quote early. Ask the insurer which flood zone the quote assumes.
Neighboring towns write their own rules too. Madeira Beach sets minimum stays by zone, and Indian Shores, just north of Redington Shores, leaves most limits to condo documents. Treasure Island and St. Pete Beach both sort rentals by district. The short-term rentals page compares rules across Pinellas.
