Pinellas County coastline used for a 2026 short-term rental tourist tax and license data report

Pinellas 2026 short-term rental data from public sources: monthly tourist development tax, collections by rental type and city, and active DBPR vacation rental licenses, with charts.

Last verified: October 22, 2026

There is no public dataset that reports short-term rental revenue for Pinellas County by itself, so this page does not estimate one. What the public record does show is tourist development tax collected on stays of six months or less, broken out by month and by rental type, and the count of active Florida vacation rental licenses from the state. Those two sources are the most reliable revenue and inventory signals for Pinellas short-term rentals in 2026.

I'm Troy Nowak, broker of Mangrove Bay Realty (BK3436609). Every number below comes from a government file linked in the sources, and each one notes what it does and does not measure.

What does the Pinellas tourist tax say about 2026 demand?

The Pinellas County Tax Collector publishes a comparative report of gross tourist development tax by reporting month. Pinellas charges this tax on rentals of living quarters for six months or less, which includes hotels, condos, houses and other lodging.

Source: Pinellas County Tax Collector, 2025-2026 Comparative Report, checked October 22, 2026. Pinellas fiscal years run October through September. Figures rounded to the dollar.

October through July, FY2026 gross collections were $88,534,640. The same ten months of FY2025 were $81,709,061, so FY2026 was about 8.4% higher by our math from the report. The full FY2025 year was $92,530,687. March was the peak month in both years.

Remember what this measures: tax on all short-stay lodging in the county, hotels included. It tracks demand and pricing across the market. It is not short-term rental revenue.

Which rental types pay the tourist tax?

The same page breaks collections out by TD tax rental type. Three categories are closest to vacation rentals: Property Management, Condo, and Single Family Dwelling. Booking platforms and managers that remit for owners may file under different account types, so do not treat any one row as "Airbnb revenue."

Smaller categories (apartments, campgrounds, timeshares, bed and breakfasts, mobile homes, other) are left out. The tax collector notes these figures reflect taxes collected to date for each reporting period.

How does tourist tax split by city?

The Tax Collector's Local Option CVB table splits collections by community. In March 2026, the top month, Clearwater and Clearwater Beach reported $4,025,820, St. Petersburg $1,636,758, St. Pete Beach and Tierra Verde $1,502,038, Treasure Island $495,209, Madeira Beach $224,603, Indian Rocks Beach $166,221 and Indian Shores $96,454. A "Miscellaneous/Other" line reported $4,903,694 that month, so the city lines do not capture every dollar.

How many licensed vacation rentals are in Pinellas?

The Florida Department of Business and Professional Regulation publishes its lodging public records as CSV files. In the District 3 extract dated October 19, 2026, Pinellas had 7,304 vacation rental licenses with a status of Current: 3,328 resort dwelling licenses (houses) and 3,976 resort condominium licenses.

Read these as licenses, not homes. DBPR issues single, group and collective licenses, and one collective license can cover many units. The extract has a rental units field, but it is self-reported and inconsistent, so we do not publish a unit total. A license also does not prove a rental is legal under city zoning.

Where are the licenses in Pinellas?

Grouping the Pinellas licenses by the location city written on each record gives this picture. We cleaned obvious misspellings. Location city is a mailing name, not a jurisdiction, so "Largo" or "Seminole" can include unincorporated land.

How do the rules line up with the data?

Licenses cluster where city rules allow short stays. Indian Rocks Beach allows registered vacation rentals in residential districts, while St. Petersburg and Clearwater limit residential short stays by zoning. Read the Indian Rocks Beach and Clearwater STR compliance guide, the Pinellas County STR rules by city and the Pinellas County STR market guide before you match a number to an address.

What is not in this data?

  • Revenue for individual rentals or bedroom counts. For per-property income, use a real booking history or the market guides on this site, which cite their data providers.
  • Occupancy and nightly rate. Neither public source here reports them.
  • Unlicensed rentals, and rentals of more than six months.

Frequently asked questions

How much do short-term rentals earn in Pinellas County?

No public government source reports short-term rental revenue on its own. The tourist development tax covers all stays of six months or less, hotels included. This page reports that tax and does not convert it into rental income.

How many Airbnbs are in Pinellas County?

DBPR listed 7,304 current vacation rental licenses in Pinellas in its October 19, 2026 extract. One license can cover several units, and some listed rentals operate without a license, so this is not a count of listings.

Is Pinellas tourist demand up in 2026?

Gross tourist development tax for October 2025 through July 2026 was about 8.4% higher than the same months a year earlier, based on the Tax Collector's report.
