What does not transfer when you buy an operating Pinellas Airbnb?
The deed transfers the real estate. It does not hand you the seller's right to keep taking nightly bookings.

What is the unincorporated Pinellas Certificate of Use rule on a sale?
Ordinance 25-15 says the certificate pertains only to the owner named on it, at that one property. A sale, or a purchase of the assets of the entity on the certificate, needs a new certificate. The new owner applies within 30 days. If they do not, the old certificate is null and void on the 30th day. The new application includes an inspection.

The seller should file the county Ceasing Rental Form. Until the county processes it, the county can still treat the property as an active short-term rental.
What should a Largo buyer confirm before closing?
Largo allows short-term rentals in residential future land use designations if the property meets Comprehensive Development Code Section 15.18. That is two inspections, in order: Community Standards, then Fire. Occupancy is one guest per 150 square feet of air-conditioned space. Parking is one off-street space per three guests. Can I keep nightly bookings if the house is in St. Petersburg?
Not as a regular business on most residential parcels. The city handout says a property may be offered for occupancy of less than 30 days only up to three times in any consecutive 365-day period, unless it is in a district that allows hotel or motel use or it has an approved overlay. What belongs in the buyer checklist?
- Parcel jurisdiction and zoning, not the marketing city.
- Unincorporated Pinellas: current Certificate of Use, inspection, and the 30-day new-owner application.
- Largo: CDC Section 15.18 inspections, occupancy, and parking math.
- St. Pete: the three under-30-day stays per 365 days, or a real lodging district.

- Florida Department of Revenue sales tax account and Pinellas tourist development tax account. Plan on new accounts.
- Platform listing, reviews, and future bookings, only if the contract assigns them.
- Furniture inventory and 12 to 24 months of booking and tax records.

How should a seller package an operating rental?
Buyers will ask for the same file. Put the Certificate of Use or city inspection records, DBPR license, tax accounts, furniture list, and booking history in the listing package. Say clearly what does not transfer.
