Sarasota requires a certificate and inspection for vacation rentals. Occupancy is limited to two guests per bedroom plus two, with a hard cap of 10 in residential single-family zones and 12 in multi-family zones. Newer zoning amendments restrict new STR activity in lower-density residential districts.

Key Sarasota rules
- Registration and inspection required. Annual certificate with fees; safety inspection before operation.
- Occupancy cap. 2 guests per bedroom + 2, or 10 max in single-family residential zones / 12 max in multi-family. Children under 6 often excluded from the count.
- Zoning limits. Amendments restrict new short-term rental activity in lower-density residential zones. Tourist and higher-density areas retain more flexibility.
- Minimum stay in some zones. Certain residential areas enforce a 7-day minimum.
- HOA/condo rules. Can be stricter than the city.

What this means for underwriting
The hard caps compress larger homes into the same market as smaller ones. Zoning restrictions limit new supply in residential areas, which reduces oversaturation for compliant properties that already qualify. That is the filter I look for.
Always confirm the exact parcel, current zoning, and association documents before offering.
