I'm Troy Nowak, broker of Mangrove Bay Realty (BK3436609). If you searched St. Petersburg FL homes for sale, you want houses you can tour, not another essay about "the vibe." This page is how I run that search. I do not paste a stale listing grid here. Stellar MLS changes during the day, and a copied list sends you to houses that are already pending.
St. Petersburg FL homes for sale, sorted before you drive
Tell me beds, budget, and whether you need to walk to dinner or you want a yard. I pull current St. Petersburg FL homes for sale against that, then drop the ones that fail the flood quote, the insurance number, or the rental rule.
Start the neighborhood sort on Best St. Petersburg Neighborhoods. September 2026 Zillow typical values on that page run from about $357,000 in Historic Kenwood's ZIP (33713) to about $746,000 in ZIP 33701, downtown and Old Northeast. The citywide median is not either of those numbers.
What September 2026 actually closed at
The citywide median closed price was $385,000 in September 2026, up 5.5% from a year earlier, with a median 44 days on market and 1,285 closings. That is Momentum Research's monthly MLS cut, cited on the 2026 market trends page. Use it as backdrop. Your house will not sell at the median.
Check these before you tour
- Flood zone on the parcel, not the neighborhood nickname. The map walkthrough is the Pinellas flood zones 2026 guide.
- Nightly rental plans. Most St. Pete houses cannot do them. Read the St. Pete and Gulfport rules before you count on Airbnb.
- Downtown towers. Those are a different product from a bungalow. See luxury apartments in downtown St. Petersburg if the search is a high-rise, not a house.
- Clearwater, if the beach is the real goal. That is a different city. Read is Clearwater, Florida a good place to live.

Ask me for a live Stellar MLS search. Public portals lag, and they will not show you the rental rule or a flood quote. Contact Troy with the budget and the must-haves. Call or text (727) 404-5530.
What budget is realistic in 2026?
Plan off the neighborhood, then the house. September 2026's citywide median closed sale was $385,000. The same month, ZIP 33701's typical value was about $746,000 and ZIP 33713's was about $357,000, both from the neighborhood guide. A $400,000 search downtown and a $400,000 search in Kenwood are not the same search.
Do I need flood insurance?
Sometimes the lender requires it. Sometimes it is optional and still the number that kills the payment. I will not answer that from a blog. Pull the parcel on the flood guide, then get a quote with the way you will actually use the house.
If you already own and you are pricing a sale against these listings, start with a home value estimate and send me the address.
